Property Code Violations

General Information

Mission Hills’ residents take pride in the upkeep of their homes and neighborhoods. To preserve the beauty of the City, Mission Hills has adopted ordinances regulating property maintenance.

The City’s Code Inspector responds to complaints regarding property maintenance and regularly patrols the City to identify violations. When property maintenance violations are identified, enforcement action is taken.

The resident is notified of the violation and is given 10 days in which to correct it. If violations are not corrected during that time, a citation may be issued, which is a Notice to Appear in Municipal Court. Upon conviction in Municipal Court, violators may be required to pay fines and/or serve time in jail.

In some situations (tall weeds and grass, immediate hazards), the City may choose to make arrangements to have the violation abated and charge the owner the costs of abatement.

Common Violations

·         Buses   (prohibited)

·         Fences   (damaged)

·         Inoperable/unlicensed vehicles

·         Lawn maintenance   (i.e. grass and weeds in excess of 8 inches in height)

·         Leaves and snow   (blowing or pushing them into the street or catch basins)

·         Recreational vehicles   (cannot be parked in the City more than 14 days in a calendar year)

·         Signs   (no signs are allowed except political signs beginning 30 days prior to an election, and “For Sale/For Rent” - “Sold” and “Contract Pending” signs are prohibited)

·         Trash and debris

Reporting a Violation

If you think a property in your neighborhood is not being maintained in compliance with City Codes, call City Hall at 913-362-9620 or e-mail City Hall.  Your concern will be forwarded to the proper person and appropriate action will be taken.  All reports remain anonymous.

When reporting a possible code violation, provide the following information to help the Code Inspector respond to your complaint:

·         The exact address of the alleged violation.

·         Clearly describe the violation you observed at the address.

·         Your name, address and phone number. This will allow the Code Inspector to contact you if further information about your complaint is needed.
